Yuexiu Senlan Project is about to enter the market, launching 105-140㎡ 3 to 4-bedroom products.
Recently, Yuexiu Property announced that the Yuexiu Senlan project in the Senlan area of Pudong New Area has completed its sales team setup. The project is expected to launch 3- to 4-bedroom units with an area of approximately 105-140㎡, and will soon enter the market.
In Shanghai’s 2025 tenth round of centralized land supply, Yuexiu Property acquired the Y00-0402 unit E04B-10 land parcel in Pudong New Area for 2.56086 billion yuan, with a transaction floor price of about 38,035 yuan/㎡ and a premium rate of 0%. The standard for decoration is no less than 2,500 yuan/㎡.
The land parcel covers about 26,932㎡, designated as a third-class residential group land (Rr3), with a plot ratio of 2.5. It also requires the construction of public service facilities of no less than 1,260㎡.
After excluding community amenities, the project is expected to provide approximately 64,000㎡ of residential space.
According to official public information, the project plans to build 12 high-rise buildings of 16-17 floors, with some buildings featuring elevated or partially elevated first floors.
Breaking spatial limitations, the design effectively enhances overall space utilization and reserves diverse leisure and interaction scenes, making community life more layered.
All units are designed with two elevators and two households per corridor, with south-facing balconies and bay windows. The community layout includes sunken courtyards and landscape structures, integrating ecological greenery deeply into the community fabric to create a living environment where residents can enjoy scenic views through windows and change scenery with each step.
Additionally, Building 2, East Unit, will serve as affordable housing.
In terms of transportation, the project is located at the intersection of Fangfei Road and Laiyang Road, approximately 650 meters straight-line distance from Zhouhai Road Station on Line 6, and about 670 meters from the under-construction Pudian North Road Station on Line 21, truly achieving dual-track transit with walkable access.
Ecological resources are also excellent. The Senlan Green Space planned in the area covers about 3.87 square kilometers, equivalent to 2.5 times the size of Century Park, making it the largest lake green space park in central Shanghai.
Commercial amenities are mature and international. Senlan Shopping Mall, Garden City, Decathlon flagship store, and others are already operational; the under-construction Senlan Impression City and PRISMA New Jia Center near Jufeng Road Station are expected to open within the year, further enhancing the area’s commercial level.
In terms of educational resources, the surrounding area hosts high-quality schools such as Fanjin Kindergarten, Sixth Division Affiliated Primary School, and Jincai Senlan Middle School.
